Assignment/Subletting


Subletting is when a tenant lets someone else take over the rent of the apartment or house that he or she is staying in. The tenant might have to move out of town before the original lease is up, and instead of losing the home, he or she can find someone to stay in the home until his or her return. An agreement needs to be made with the owner of the property before the new tenant can move in. The beginning and ending dates of the term must be included in the agreement. The landlord must give approval before the new tenant moves into the home. If someone owns an apartment, he or she can sublet it to others in order to make extra money. The apartment must be paid for and in the name of the owner. The owner can do any background checks that he or she chooses before letting someone stay in the home.
