Tenant Improvements


Tenant improvements simply refer to any particular improvements that are made at the tenant’s expense. Tenant improvements can be required and established in the contract, or they could be optional. One example of a required tenant improvement may be the maintenance of the lawn or private swimming pool. In this case, the tenant would incur the expense for this. An example of tenant improvements that are optional but are still at the expense of the tenant may include the painting of an accent wall in the dining room. Here, the tenant would not be expected to paint an accent wall but would be allowed to do so at his or her own expense if desired. Ideally, the specifics surrounding tenant improvements will be written into the lease, and tenants will know exactly what additional expenses that they will be incurring.
