A real estate attorney specializes in the handling of real estate transactions. This can be to represent a buyer or a seller, or the attorney may represent both parties. The closing of a real estate sale is conducted by the attorney in person. During the closing, contracts and the final financial information of the transaction are signed by all parties and the attorney ensures that each party understands the terms and conditions. In some cases, the attorney helps clients to understand and mitigate the risks associated with the purchase. When there are issues with the title to the property, the attorney will find out how to solve them and get the title transferred to the buyer. The title insurance policy is also taken care of by the attorney. The paperwork signed during the closing is distributed to both parties at or after the closing by the real estate attorney.
