Work Letter


In the simplest cases, a work letter can be a document that simply lists the standard items a landlord will contribute as part of the tenant improvements and could be an addendum to a lease stating the tenant will accept the lease as soon as these improvements are made, or a promise to make these improvements. In other cases, this can be a much more detailed document that describes all specifications for tenant improvements. This work letter will also be attached to a lease or letter of intent. The work letter can contain all the working drawings, layout drawings and contractor pricing. The work letter may also contain provisions for allocating the costs between landlord and tenant. A work letter of this type would also establish important dates for drawing approval, inspections and certifications.
