Iconic Hudson Valley Church is Reincarnated

IPG Real Estate was given the exclusive assignment to sell a Methodist Church located in beautiful Sullivan County. The church is an architectural gem, a true American classic. The Church situated in Wurtsboro was built in 1823 and had become obsolete in serving its parishioners. The Methodist Church sought a real estate brokerage company that could handle difficult assignments, was sensitive to the integrity of this fine architectural icon and had marketing reach outside of the Hudson Valley area.
They chose IPG Real Estate to carry out the assignment. George Donohue, President of IPG Real Estate explained, “The Church is truly beautiful however the base building systems such as the electricity and heating system was in dire need of repair. Also, the Church had an antiquated bathroom facility. This made it extremely challenging to market the property. Our brainstorming determined the best buyer would be someone outside the area that had the financial capacity to buy the building and renovate it plus desired a Church as a residence or a different use. We decided to market the property to over 600 architects in major cities in the USA”.
IPG Real Estate garnered quite a bit of interest through the use of state of the art marketing such as emails, SEO, website development and through “old school” marketing of sending letters, canvassing and phone calls.
Matt Bremer of Architecture in Formation www.aifny.com , a top architect in the West Chelsea Arts District of New York, had great interest in the church and envisioned transforming the property into a beautiful country home. Mr. Bremer stated “Buying a wonderful piece of truly classic American Architecture is a dream come true for me. The environment the building sits upon is idyllic.” He further commented. “I have a deep gratitude to the staff of IPG Real Estate who persevered to get the transaction done. They helped me make the dream a reality”.
Marty Hayes who is very experienced in Orange and Sullivan County real estate was the real estate expert at IPG Real Estate that handled the transaction. Mr. Hayes stated “These types of transactions are extremely difficult because of the nature of the purchase. You are buying a property that is well over 150 years old and changing its use into a residence. There are a lot of details and government procedures that need to be attended to. But in the end it was well worth it because the Church and the architect were extremely happy and a spectacular building gets a new life and can be admired for another 150 years.”
